Sign a lease guarantee online
A guarantee is a promise to pay somebody else's rent out of your own money, so the link that opens it should not be enough on its own. This two page deed for the tenancy at Unit 3/88 Barkly Avenue sits behind an access code the agent read out by phone, and asks the guarantor to type their relationship to the renter before initialling the cap.

Deed of Guarantee for a Residential Lease
1. The tenancy this guarantee is given for
| Premises | Unit 3/88 Barkly Avenue, Richmond VIC 3121 |
|---|---|
| Rental provider | Ardenne Holdings Pty Ltd, ACN 611 400 285, through its agent Cordwell Property Group Pty Ltd |
| Renter | Priya Raman |
| Agreement | Residential tenancy agreement dated 12 September 2026 |
| Term | 12 months fixed, from 1 October 2026 to 30 September 2027 |
| Rent | $545 a week, $2,361.67 a month |
| Bond | None taken, this guarantee is given instead |
| Guarantee cap | $2,361.67, being one month's rent at the rate above |
2. The Guarantor
The person signing this deed, called the Guarantor, gives it to the rental provider named above. The Guarantor types their relationship to the renter below, because a guarantee given by a parent, a partner or an employer is looked at differently if it is ever enforced, and because the rental provider must be able to show it knew who it was dealing with.
3. What is guaranteed
The Guarantor guarantees to the rental provider that the renter will pay the rent and perform the renter's obligations under the tenancy agreement, and if the renter does not, the Guarantor will pay the rental provider what the renter owes. This includes unpaid rent, the reasonable cost of repairing damage beyond fair wear and tear, and reletting costs the tribunal allows, and because no bond is held, this guarantee stands in its place.
4. How long it lasts
This guarantee covers the fixed term ending 30 September 2027 and any period after it during which the renter stays on month to month under the same agreement, up to a further 6 months. It does not cover a new fixed term, a new agreement, or a different property, and it does not follow the renter to another tenancy. It ends when the tenancy ends and everything owing at that point has been paid.
5. What the Guarantor should understand before signing
- The rental provider may ask the Guarantor to pay without suing the renter first.
- The rental provider may give the renter more time to pay without asking the Guarantor.
- The Guarantor's liability is not reduced by the renter leaving or by a co renter paying.
- The Guarantor may ask for a copy of the tenancy agreement and the rent ledger at any time, and the agent will send it within 7 days.
- The Guarantor is entitled to get independent legal advice before signing, at their own cost.
6. Notices to the Guarantor
The agent will tell the Guarantor in writing within 14 days of the rent falling 14 days into arrears, of a notice to vacate being given, and of any tribunal application about the tenancy. A failure to give one of those notices does not release the Guarantor, but the Guarantor is not liable for any part of the loss that the notice would have let them prevent.
7. Privacy
The Guarantor consents to the agent collecting their name, contact details and identity documents for this guarantee, holding them for the life of the tenancy plus seven years, and disclosing them to the rental provider, the tribunal and a debt recovery agent if the guarantee is called on. The agent handles that information under the Australian Privacy Principles and its own privacy policy, and the Guarantor may ask for access to it.
8. Governing law
This deed is governed by the law of Victoria and the parties submit to the courts and tribunals of that state. If any part of it is unenforceable the rest continues. Nothing in this deed limits any right the Guarantor has under consumer law.
Execution
Signed by the Guarantor as a deed. The Guarantor is the only signer: the renter and the rental provider have already signed the tenancy agreement this deed supports, and their signatures are not repeated here.
Who signs what
- Deepa Raman, the guarantor, the only signer
- Name field on page 1, filled from the recipient record · Typed relationship to the renter · Initials beside the capped amount on page 1 · Signature and stamped date on page 2 · Verified by an access code shared by phone
The signing journey
Step 1
Five fields, one signer
A name, a typed relationship and an initials spot on page 1, then a signature and a stamped date on page 2. Nobody countersigns.
Step 2
The code is spoken, not emailed
The access code is set in the prepare screen and shared out of band. The application never emails it and never shows it to the signer, so possession of the mailbox is not enough.
Step 3
The challenge card comes first
The link opens a card asking for the code, showing only the envelope title and the recipient name. Five wrong entries lock the guarantor out for fifteen minutes.
Step 4
The relationship is typed, the name is not
Mother is typed by the guarantor in her own session. The name field fills itself from the recipient record, so the two sit side by side without being retyped.
Step 5
One drawing, two marks
The initials beside the cap and the signature on page 2 both come from a single drawing, and the date stamps itself when the submission lands.
Every field, and who fills it
Five fields, all the guarantor's. On page 1 a name field fills from the recipient record, a typed box takes the relationship, and an initials spot sits in the right margin under the box stating the cap. On page 2 a signature sits over the rule the deed prints, with a stamped date beneath it. The agent's own witnessing lines are printed rather than assigned, because nobody at the agency is a signer on this envelope. Everything else is already written: the premises, the renter, the weekly rent, the note that no bond is taken, the six month tail after the fixed term and the notices the agent must give.
How to adapt this envelope
Two guarantors are two recipients with their own codes and their own five fields each, and the order switch can stay off because neither guarantee depends on the other. A guarantee with no cap removes the box and the initials spot beside it, which is worth thinking about before doing. And where the agent would rather email a code than read one out, the verification changes to an emailed one-time code and the phone call disappears.
What makes this valid in Australia
The Electronic Transactions Act 1999 allows a signature to be given electronically where the method identifies the person, shows their intention and is as reliable as the circumstances require, and an access code shared by phone speaks directly to the first of those. A deed has its own formalities, and whether a particular state still requires paper, a witness or a seal for one is worth checking before relying on an electronic guarantee for a long tenancy. What the file carries either way is the evidence: the verification method on the certificate, the IP address, the consent timestamp and the document hash at the moment it was signed.
What makes this signing flow work
An access code is the right check here
The guarantor is not a customer with an account; she is a parent being asked to stand behind a lease. A code the agent reads out by phone proves the person opening the deed is the person they spoke to, which an emailed link on its own cannot.
The cap is initialled, not just printed
Two thousand three hundred and sixty one dollars and sixty seven cents, one month of rent, is the number that matters on this page. Putting an initials spot directly under the box that states it means the finished deed shows the cap was marked by the person it binds.
The relationship is on the record
A guarantee from a parent, a partner or an employer is looked at differently if it is ever enforced. A typed box asking the guarantor to say which she is puts that on the page rather than leaving it to be inferred from a surname.
Questions people ask
Is a lease guarantee valid when it is signed electronically in Australia?
Electronic signing is accepted under the Electronic Transactions Act 1999 where the method identifies the signer and shows intention. A deed carries extra formalities in some states, including witnessing, so check the local position before relying on an electronic guarantee rather than assuming the deed works everywhere.
Why is the code read out by phone instead of emailed?
Because the agent already has the guarantor on the phone when the guarantee is explained. A code spoken in that call proves the person opening the deed is the person who heard the explanation. The application never emails an access code and never shows it back to the signer, so the phone call is the only place it exists outside the agent's notes.
What happens if the guarantor enters the wrong code?
After five failed attempts the recipient is locked for fifteen minutes, and the failed attempts are recorded in the audit trail. The agent can simply read the code out again; there is no way to recover it from the application, because it is stored as a salted hash.
Does the guarantor have to sign at the agency?
No. The link goes to her own email address and the portal works on a phone, with the document read only below 560 pixels and the typed box in a panel above it. The certificate records the IP address the signature came from, which is the evidence a paper deed signed at a counter never had.
Can a Victorian rental provider take a guarantee as well as a bond?
Only where the rent is more than $900 a week. Sections 37 and 38 of the Residential Tenancies Act 1997 (Vic) otherwise prohibit asking for a guarantee on top of a bond and cap a guarantee at one month's rent. That is why this deed for a Richmond unit at $545 a week takes no bond and caps the guarantee at $2,361.67, which is $545 x 52 / 12.
What does the guarantor see before entering the code?
Only the envelope title, the sender's message, her own name and email, and a note that a code is required. Nothing from the deed itself is shown until the code is accepted, so a forwarded invitation reveals the address in the title at most. That is worth remembering when naming the envelope: a title such as Guarantee GT-2026-0219 gives away less than the full street address.

Sign a property management agreement online
An owner signs a management agreement for the fee table and the authority limits, and those are the two pages worth marking. This six page appointment of Larkfield Property Group takes initials from both owners on the fee page, a code in front of each of their links, and a signature block from the agency principal at the end.
Sign a commercial lease online
A fourteen page retail lease is the document people most often sign without reading, which is exactly why an initial on every page is worth placing. This five year lease of Shop 6 at Argyle Court takes fourteen initials from the tenant, a personal guarantee from her fellow director on page 13, and the lessor's block last on page 14.
Sign a room rental agreement online
A room in somebody's home is not a tenancy, so the house rules page is doing the work a tenancy law would otherwise do. This five page agreement for room 2 at 14 Ellis Street takes the move in date as a typed box from the new housemate, their initials on the rules, and a signature from each side on page 5.
