Sign a storage unit agreement online
To sign a storage unit agreement online, upload it as a PDF, add the customer first and the site manager second with Sign in order on, and place the customer's typed boxes before the signatures. This three page Victorian agreement for unit 214 at Ravenhall takes the vehicle registration for the gate and a mark against the prohibited goods list, because the operator never opens the unit and that list is the building's only protection.
The document, with its fields
The pages as a signer sees them, with the signature, name, title and date fields placed where each party has to complete them.
Self Storage Agreement
1. Parties and the unit
Ironbark Self Storage Pty Ltd, ACN 771 944 015, of 40 Quarry Road, Ravenhall, called the Operator, licenses Dana Quiroz of 18 Fenner Street, Deer Park, called the Customer, to use unit 214 for storage. This is a licence to use space, not a lease and not a bailment: the Operator does not take custody of what is stored and never opens the unit except as clause 7 allows.
| Unit | 214, first floor, drive up access by lift, 3.0 m by 3.0 m by 2.4 m high |
|---|---|
| Start date | 1 October 2026 |
| Term | Month to month, continuing until ended under clause 8 |
| Monthly fee | $228, payable in advance on the first of each month |
| Deposit | $228, refundable, held against unpaid fees and cleaning |
| Padlock | Supplied by the Customer. The Operator holds no key and no code |
| Access hours | 06:00 to 21:00 daily, on the gate PIN issued to the Customer |
| Insurance | The Customer's responsibility. The Operator does not insure stored goods |
2. Vehicle registration for site access
The site gate reads plates as well as PINs, and the Customer's registration is recorded below so a vehicle towing a trailer is not turned away at the barrier. A second vehicle is added by email at any time.
| Vehicle registration | Gate PIN | Issued by email on the first payment |
|---|
3. Fees and what happens when one is late
| Event | What follows |
|---|---|
| Fee more than 7 days late | A reminder and a $20 administration charge |
| Fee more than 14 days late | The gate PIN is suspended until the account is clear |
| Fee more than 42 days late | The Operator may overlock the unit and begin the process in clause 7 |
| Fee increase | Not more than once a year, on 30 days' written notice |
4. What may not be stored
The Customer must not store any of the following in the unit or anywhere on the site. This list is the heart of the agreement: a single item from it can make the building uninsurable and puts every other customer at risk.
| Not permitted | Why |
|---|---|
| Petrol, diesel, gas bottles, solvents, paint thinners | Fire load and vapour in an unventilated space |
| Fireworks, ammunition, explosives of any kind | Prohibited by the site's licence |
| Asbestos, chemicals, pesticides, pool chlorine | Contamination and disposal liability |
| Food, animal feed, anything perishable | Vermin, which spreads to neighbouring units |
| Living things, including plants and animals | Welfare, and the units have no light or ventilation |
| Cash, jewellery, bullion, irreplaceable documents | Not insurable here, and the Operator holds no key |
| Stolen goods, or anything whose possession is an offence | Reported to the police on discovery |
| Tyres in quantity, or a vehicle with fuel in the tank | Fire service conditions on the building |
| Read | Confirmation |
|---|---|
| I have read the list of goods that may not be stored and nothing on it is going into unit 214. |
5. Using the unit
- Store only goods the Customer owns, or has the owner's written permission to store.
- No work of any kind in the unit: no repairs, no spraying, no power tools, no business operating from it.
- Nothing is left in the corridor, the lift lobby or the loading bay, even briefly.
- The Customer keeps the unit locked with their own padlock whenever they are not in it.
- The Customer tells the Operator within 7 days of a change of address, email or mobile number.
6. Risk, insurance and the Operator's limits
Everything in the unit is at the Customer's risk. The Operator is not liable for loss or damage to stored goods, including by fire, water, theft, vermin or the act of another customer, except to the extent it is caused by the Operator's own negligence, and in that case its liability is limited to $2,000 for any one event. The Customer is strongly advised to hold their own contents insurance and to keep an inventory with photographs.
7. Default, overlocking and sale
If the account is more than 42 days overdue the Operator may overlock the unit so the Customer cannot enter, and will write to the Customer at the last address and email it holds. If the account is still unpaid 28 days after that letter, the Operator may open the unit in the presence of two staff, make a written and photographic inventory, and sell enough of the goods at public auction to clear what is owed and the costs of sale. Any surplus is held for the Customer for 12 months. Goods with no resale value are disposed of and the cost charged to the account.
8. Ending the agreement
The Customer may end this agreement at any time on 14 days' written notice, leaving the unit empty, swept and unlocked with the padlock removed. The Operator may end it on 30 days' written notice, or immediately if prohibited goods are found. Fees are charged to the day the unit is handed back, and the deposit is returned within 14 days less anything properly owing.
9. General
Notices go to the addresses and email addresses on this agreement. This agreement and the site rules displayed at the gate are the whole agreement between the parties. Nothing in it excludes a right the Customer has under consumer law that cannot be excluded.
Execution
Signed in order: the Customer first, then the site manager for the Operator. The gate PIN is issued when the second signature lands and the first month's fee has cleared.
Who signs what
- Dana Quiroz, the customer, first
- Typed vehicle registration on page 1, for the gate · Typed box confirming the prohibited goods list was read, page 2 · Signature and stamped date on page 3 · Email link, no code
- Ellis Tanaka, for Ironbark Self Storage Pty Ltd, second
- Signature block on page 3: Name, Date · The gate PIN is issued after this signature
The signing journey
Step 1
Five fields across three pages
The customer takes the registration box, the confirmation box and a signature and date. The site manager takes a two line block beside them.
Step 2
Sign in order goes on
The customer is invited alone. The site manager has no link until the registration and the confirmation are stamped into the file.
Step 3
The registration goes in the gate table
The site gate reads plates as well as PINs, so the customer types the registration of the vehicle that will tow a trailer through the barrier.
Step 4
One mark against the whole list
The confirmation box sits under the prohibited goods table with a full sentence beside it, so the mark records that the list was read rather than that a page was reached.
Step 5
Completion issues the gate PIN
The file is certified and emailed to both, and the PIN follows by email once the first month has cleared.
Every field, and who fills it
Five fields. The registration box sits inside the gate access table on page 1, next to a cell saying the PIN is issued by email on the first payment. The confirmation box sits in a two column table under the prohibited goods list on page 2, beside a sentence naming unit 214. The signature and the stamped date sit on page 3 over the rules the agreement prints, with the operator's block beside them carrying a role heading and the product default of Name and Date. Everything else is fixed: the monthly fee, the deposit, the access hours, the default timetable and the overlock and sale process.
How to adapt this envelope
A business customer storing stock adds a second signer for the company and a block with the company line switched on. A second vehicle is added by email rather than by a second box, which is what the agreement says. And where the operator insures the goods rather than leaving it to the customer, the risk clause changes and a declared value becomes a typed box, so the figure on the page is the customer's own.
What the signed agreement and certificate show
The completed PDF shows the registration typed into the gate table on page 1, an X beside the prohibited goods confirmation on page 2, and a dated signature on page 3 with the operator's two line block next to it. The certificate lists both signers on Email link with their IP addresses, consent timestamps and the document hash at signing, and the event log shows the manager's invitation going out only after the customer's signature landed.
What makes this signing flow work
The prohibited list gets its own confirmation
Fuel, gas bottles, fireworks, chemicals and food are what make a storage building uninsurable, and the operator never opens the unit to check. A typed mark under that table, in the customer's own session, is the only record that the person filling the unit read it.
The registration is a gate fact, not a form field
The barrier reads plates as well as PINs, so a registration typed by the customer is what stops a van towing a trailer being turned away at six in the morning. It sits in the same table as the PIN, so the two live together in the signed file.
The manager signs after the customer
The operator's signature is what releases the PIN, so it belongs after the customer's confirmation rather than beside it. With the order switch on, no unit is opened to somebody who has not yet said they read the list.
Questions people ask
Is a self storage agreement a lease?
The agreement says plainly that it is a licence to use space, not a lease and not a bailment. That matters because the operator takes no custody of what is stored and holds no key, which is why the risk, insurance and prohibited goods clauses carry so much of the document.
Why does the customer mark a box rather than tick one?
The field is a small text input rather than a tick control, and the stamper prints a capital X for anything typed into it. The sentence beside the box supplies the meaning, naming the unit and stating that nothing on the list is going into it.
Can the sender type the registration in advance?
No. The editor offers a field label and a Required switch and no value input, so every typed box on this agreement belongs to the recipient it was assigned to. The registration in the finished PDF is therefore the customer's own entry rather than a transcription.
Which law decides whether the operator can sell the goods?
In Victoria, a storer's lien over goods for unpaid charges and the right to sell them sit under the Warehousemen's Liens Act 1958, which requires written notice to the owner before any sale. Clause 7 sets a longer timetable than a bare notice, but an operator in another state should check its own law before reusing the overlock and sale sequence.
What happens if the customer declines?
The envelope moves to declined, the site manager is never invited, and the sender is emailed with the reason typed into the decline box. No PIN is issued and the unit stays available. A revised agreement goes out as a fresh envelope.
What does the operator do if the account falls behind?
The agreement sets a timetable rather than leaving it to discretion: a reminder and a charge at seven days, the PIN suspended at fourteen, an overlock at forty two, and a sale only twenty eight days after a letter to the last address held. The signed file is the evidence the customer agreed to it.

Sign a parking space licence online
To sign a parking space licence online, send it as one envelope with the licensee first and the building manager second, and let the licensee type the registration the barrier reads. This two page UK licence for bay 37 at Marchmont House takes the vehicle registration as a typed box, then a signature from each side, and the access card is released on the second one.
Sign a lease renewal online
A renewal is not a new lease, and sending it as one wastes everybody's afternoon. This two page document for 7/22 Lyndhurst Crescent changes only the term and the rent, leaves the January 2025 agreement and the lodged bond alone, and takes a signature and a date from each renter before the agent countersigns.
Sign an entry condition report online
An entry condition report is only worth signing if the tenant can disagree with it in the same file. This six page report for 12B Rosslyn Terrace gives the tenant a typed box in the Renter disagrees column of every room table, and eight of them came back marked before she signed.
