Sign a lease renewal online
A renewal is not a new lease, and sending it as one wastes everybody's afternoon. This two page document for 7/22 Lyndhurst Crescent changes only the term and the rent, leaves the January 2025 agreement and the lodged bond alone, and takes a signature and a date from each renter before the agent countersigns.
The document, with its fields
The pages as a signer sees them, with the signature, name, title and date fields placed where each party has to complete them.
Lease Renewal
1. What this renewal does
This document renews the residential tenancy agreement for the premises above between the rental provider, Halvard Nominees Pty Ltd, acting through its agent Cordwell Property Group Pty Ltd, ABN 41 663 902 118, of 210 Sydney Road, Brunswick VIC 3056, and the renters, Amara Nwosu and Josh Hendren. It is not a new tenancy and it does not replace the original agreement dated 28 January 2025. Every clause of that agreement continues except the two changed below.
2. The new term and the new rent
| Current term | Fixed, ended 31 January 2027 |
|---|---|
| New term | 12 months, fixed, from 1 February 2027 to 31 January 2028 |
| Current rent | $580 a week |
| New rent | $620 a week, $2,692.94 a month |
| First payment at the new rent | Monday 1 February 2027 |
| How rent is paid | Monthly in advance by direct debit, unchanged |
| Bond | $2,519.17, already lodged, unchanged and no top up required |
| Rent increase notice | Given 20 November 2026, notice RI-2026-0311, 73 days before the new rent starts |
The bond is deliberately left where it is. A bond top up would have to be lodged with the bond authority and returned separately at the end of the tenancy, and the rental provider has chosen not to ask for one.
3. What is not changing
- The premises, the car space and the storage cage numbered 7 in the basement.
- Both renters remain jointly and severally liable for the whole of the rent.
- The special conditions on pets, water usage and smoke alarms in the original agreement.
- The condition report from the start of the tenancy remains the record of the condition at entry.
- The nominated repairs contractors and the urgent repairs process.
4. Condition of the premises
A routine inspection was carried out on 4 November 2026 and found the premises clean and undamaged, with the bathroom exhaust fan replaced and the hot water service upgraded in September 2026. No condition report is prepared for a renewal, because the tenancy has not ended and the original entry report still applies at the end of the new term.
| Item raised at the inspection | Outcome |
|---|---|
| Kitchen tap dripping | Replaced 11 November 2026 by the provider's plumber |
| Balcony door seal perished | Scheduled for 12 February 2027, booked with the renters |
| Marks on the hallway wall | Fair wear and tear, no action, noted for the exit inspection |
5. Ending the renewed tenancy
The fixed term ends on 31 January 2028. If nobody gives notice, the tenancy continues month to month on the same terms. A renter who wants to leave at the end of the term gives written notice at least 28 days before 31 January 2028. Leaving before the end of the fixed term without agreement makes the renters liable for the costs of reletting until a new renter starts or the term ends, whichever comes first.
6. Notices
Notices to the renters go to the premises and to the email addresses held by the agent. Notices to the rental provider go to the agent at the address on page 1. A notice sent by email is taken to be received on the next business day.
7. Acknowledgement by the renters
By signing below each renter confirms they have read this renewal, that they understand the fixed term runs to 31 January 2028 and the rent rises to $620 a week from 1 February 2027, and that they have had the chance to ask the agent about anything in it. A renter who signs is bound for the whole of the new fixed term, jointly and severally with the other renter, whatever happens to the household during it.
| Document | Where it sits |
|---|---|
| Residential tenancy agreement, 28 January 2025 | Continues in full, apart from the term and the rent |
| Entry condition report, 30 January 2025 | Still the record of condition at the start of the tenancy |
| Notice of rent increase RI-2026-0311 | Given 20 November 2026 and satisfied by this renewal |
Execution
Signed in order: the first renter, then the second renter, then the agent on behalf of the rental provider. The renewal is made when the last signature lands, and each renter's date is stamped on the day they sign, so the two renter dates need not be the same day.
Who signs what
- Amara Nwosu, renter 1, first
- Signature and stamped date on page 2 · Email link, no code
- Josh Hendren, renter 2, second
- Signature and stamped date on page 2 · Email link, no code
- Dianne Voss, for Cordwell Property Group Pty Ltd, third
- Signature block on page 2: Name, Title, Company, Date · Signs for the rental provider, not for herself
The signing journey
Step 1
Five fields on one page
Two signatures and two dates in matching columns, and the agent's four line block underneath them. Nothing on page 1 is signable.
Step 2
Sign in order goes on
Renter one is invited alone, then renter two, then the agent. The renewal is made when the last signature lands.
Step 3
Each renter signs for themselves
Both renters stay jointly and severally liable, so each has their own link, their own drawing and their own stamped date.
Step 4
The agent countersigns
The block prints a role heading, then the name from the recipient record, the typed title and company, and a date that stamps itself.
Step 5
One certified copy to everyone
The listener certifies the file and emails it to both renters, the agent and the sender, with an event log showing the three signatures in turn.
Every field, and who fills it
Five fields, all on page 2. Each renter gets a signature over the rule the renewal prints and a stamped date under it, in matching columns so the two can be compared. The agent gets a block underneath with a role heading in capitals and then Name, Title, Company and Date, of which only the title and the company are typed. Page 1 carries the change table, the list of what is not changing and the inspection outcome, and none of it is a blank for anyone to fill, because a renewal that asks a tenant to retype the rent is a renewal that can be retyped wrong.
How to adapt this envelope
A single renter is one recipient and three fields. A renewal that also adds a condition, a pet or a car space earns an initials spot beside that clause, which costs the renter nothing because a single drawing fills every spot. And where the rental provider signs personally rather than through an agent, the block role changes and the company line comes off, which takes it from four printed lines to three.
What makes this valid in Australia
The Electronic Transactions Act 1999 allows a signature to be given electronically where the method identifies the person, shows their intention and is as reliable as the circumstances require. Renewing a fixed term by agreement is an ordinary variation of the tenancy agreement, and state tenancy law still governs the notice given for the rent increase behind it, the bond that stays lodged and the grounds either side can use at the end of the new term. The certificate is what the envelope adds: three signers, three IP addresses, three consent timestamps and the hash of the document at each signing.
What makes this signing flow work
The document changes two things and says so
The renewal names the agreement it amends, lists the new term and the new rent in one table, and then sets out what is not changing: the premises, the special conditions, the entry condition report and the bond. A tenant reading two pages can see the whole change.
The bond is deliberately left alone
A bond top up would have to be lodged with the state authority and returned separately at the end of the tenancy. Leaving it at the existing amount keeps one bond record for the whole tenancy, and the renewal says so in the table rather than leaving it to be noticed.
Three signatures, no initials
There is no full lease to page through here, so nothing is initialled. Five fields on one page is the right weight for a document that adds a term and a rent to an agreement both renters signed two years ago.
Questions people ask
Is a lease renewal valid when it is signed electronically?
A renewal agreed between the parties is an ordinary variation, and the Electronic Transactions Act 1999 accepts an electronic signature where the method identifies the signer and shows intention. State tenancy law still decides the notice behind any rent increase, which this renewal records as having been given in November.
Do both renters have to sign?
Yes, because both are liable for the whole of the rent. Each gets their own link to their own email address and draws their own signature, and the two dates stamp independently, so the certificate shows exactly when each of them committed to the new term.
Why does the agent sign last?
Sign in order is on, so the agent's link does not exist until both renters have signed. That means no countersigned renewal comes out of this envelope over an incomplete tenant side, which is the ordinary way round for a document the agent prepared.
How long is the signing link live?
Thirty days from the moment the envelope was created, fixed, with nothing in the application to change it. A renewal sent six weeks before the term ends therefore expires before the term does. Resend gives a slow renter a fresh link and retires the old one, but the new link keeps the same end date, so after day thirty only a new envelope works.
What happens if one renter declines?
The envelope moves to declined, the second renter and the agent are not invited, and the sender is emailed with the reason typed into the decline box. Nothing further is stamped, and the existing fixed term runs to its end date unchanged.
Can the rent be corrected after sending?
No. A sent envelope is locked and the editor redirects to the status page. A wrong figure means withdrawing the envelope, which expires the live links and emails everyone that it was withdrawn by the sender, then sending the corrected renewal as a fresh envelope.

Sign a parking space licence online
To sign a parking space licence online, send it as one envelope with the licensee first and the building manager second, and let the licensee type the registration the barrier reads. This two page UK licence for bay 37 at Marchmont House takes the vehicle registration as a typed box, then a signature from each side, and the access card is released on the second one.
Sign a pet agreement online
To sign a pet agreement online, send the addendum with the tenant first and the landlord second, and let the tenant type the animal's name and breed so the permission names one pet. This two page addendum to a tenancy at 5 Kilner Lane, Bristol, takes those two typed boxes and a signature from each side, so the permission names Hazel the border terrier cross rather than a pet in general.
Sign a storage unit agreement online
To sign a storage unit agreement online, upload it as a PDF, add the customer first and the site manager second with Sign in order on, and place the customer's typed boxes before the signatures. This three page Victorian agreement for unit 214 at Ravenhall takes the vehicle registration for the gate and a mark against the prohibited goods list, because the operator never opens the unit and that list is the building's only protection.
