Notice of goods left behind, 6/40 Corrimal Street, Wollongong
Abandoned goods notice template with inventory and disposal date
An abandoned goods notice template tells a former tenant what they left behind, where it is stored, what it costs and the date after which it will be sold or disposed of. In New South Wales the notice period depends on the value of the goods, so the inventory with estimated values is what decides the deadline.

How to adapt this document
For goods worth less than $1,000 in total, reduce the collection period to 14 days and say the notice can also be given verbally, though writing remains the safer record. For goods that include a car or other high value item that takes the total over $20,000, do not dispose of anything until the Tribunal makes an order, and replace the disposal callout with that step. For goods left in a strata common area rather than the unit, check the strata scheme's own abandoned goods process first.
Which law the terms follow
The artifact is written for New South Wales. Goods left behind at the end of a residential tenancy are dealt with under the Uncollected Goods Act 1995 (NSW) and its regulation, which set the value classes, notice periods, disposal methods and the charges a landlord may recover. NSW Fair Trading publishes the landlord guidance this notice follows, including that goods cannot be withheld for rent owed and that personal documents are returned or securely destroyed after 28 days.
What makes this document work
The values decide the deadline
A sofa at $450, a bed at $500 and a bar fridge with kitchenware at $400 total $1,350, which puts the goods in the $1,000 to $20,000 class that needs written notice and 28 days. The box of photographs and letters is listed separately as personal documents, with its own 28 day rule.
Where, when and how much
Unit 14 at a self storage site in Wollongong, collection by 5 pm on Monday 2 November 2026 on 24 hours notice, removal at $180 and storage at $45 a week as the actual costs only. A former tenant can plan collection and knows the cost of waiting.
Disposal is the method the law allows
On or after Tuesday 3 November the goods are sold by private sale for a fair value or by public auction, and the personal documents are returned or securely destroyed. The callout also says nothing is held back for rent owed, a rule landlords often get wrong.
Questions people ask
What must a landlord do with goods a tenant leaves behind in NSW?
Deal with them under the Uncollected Goods Act 1995. Rubbish and perishables can be disposed of without notice. Goods worth under $1,000 need 14 days notice, goods worth $1,000 to $20,000 need written notice and 28 days, and goods over $20,000 need a Tribunal order. Personal documents need written notice and 28 days.
Can the landlord keep the goods until the tenant pays rent owed?
No. A landlord cannot refuse to return a former tenant's belongings because of unpaid rent or any other debt. Rent arrears are claimed separately, for example from the bond or through the Tribunal. The landlord can charge only the actual costs of removing, storing, insuring and disposing of the goods.
What counts as personal documents?
Items that may have little market value but matter to the owner, such as identity and financial documents, licences, employment and legal papers, medical records, photographs and personal memorabilia. After written notice and the notice period, they can be returned to the owner or securely destroyed, and no charge applies to them.
How should the value of the goods be estimated?
At what they would fetch if sold second hand, not what they cost new. A reasonable estimate in good faith is enough, and noting how it was reached helps if the tenant disagrees. Here the total of $1,350 places the goods in the 28 day written notice class.
How must the notice be given?
Personally, by letter or by email. This one is sent by email and by post to the forwarding address, which improves the chance it is received. The notice should give the landlord's name, describe the goods, say where they can be collected, state the charges, and give the date after which they will be sold or disposed of.
What happens to money from selling the goods?
The landlord can deduct the permitted costs of removal, storage and disposal, and the rest is dealt with as the Uncollected Goods Act requires. Keep a record of the sale price and the costs, because the former tenant is entitled to know how the proceeds were accounted for.

Notice of entry template for a routine inspection
A notice of entry template gives a tenant written notice that the landlord or agent will come into the home, why, when and who will come. In New South Wales a general inspection needs at least 7 days written notice and can happen no more than four times a year, so the notice has to show the reason, the timing and how many inspections have already been done.
Landlord notice to vacate template for the sale of the property
A landlord notice to vacate template ends a tenancy in writing, giving the ground, the notice period and the date the tenants must leave. Since May 2025 a New South Wales landlord can only end a tenancy on a listed ground, so the notice has to name it, give the right period for the type of agreement and attach the evidence the ground requires.
Bond claim letter template with itemised deductions
A bond claim letter tells a former tenant how much of their bond the landlord is claiming, for what, with what evidence, and how much comes back to them. Sending it before lodging the claim gives the tenant a chance to agree, which in New South Wales means a joint claim and a faster refund, or to dispute it with the Tribunal.
