Legal and tenancy notice templates, written in full

A notice works only if it says what the law asks it to say, gives the right amount of time and can be proved to have been sent. Each notice here is a finished document with real dates, amounts and deadlines that reconcile, and the law it follows named in the text.

Tenancy notices and the period that applies

Six of the nineteen are tenancy notices: a rent increase, a notice of entry, a breach notice, a landlord notice to vacate, a bond claim and a notice about goods a tenant left behind. In tenancy the notice period is the part most often got wrong, so each one states it and counts the dates out. The rent increase gives sixty days and names the new amount and the date it starts. The notice of entry gives the reason, the window and who will attend. The breach notice is set in Western Australia, where a rent breach has its own prescribed form, and it says it travels with that form rather than replacing it. Rules differ between states and change often, so check the period where the property is before sending.

Legal notices that start or settle something

The other thirteen start, record or settle something outside a tenancy. A final notice before legal action lists the unpaid invoices and the date proceedings start. A cease and desist letter sets out the right relied on, the conduct and the deadline. A loan default notice counts the missed instalments and gives a cure period, and a dishonoured payment notice names the fee, the new date and the method. A notice of claim reports an insurance loss with the policy number and the costs. A statutory declaration, an affidavit and a limited power of attorney follow the layout a witness expects, and the declaration puts the declarant and witness blocks side by side as the state form does. A club AGM notice, a special resolution, a data breach letter, a product recall and a road closure notice cover what a committee, a clinic, a maker and a council have to publish.

Choosing and adapting one

Twelve are Australian and name the state and the Act; the rest are written for readers outside Australia. Every business, person and address is invented. Most are one page with a letterhead, because a notice is read once and kept as proof; the longer ones carry a page numbered footer. Pick the notice whose purpose matches yours, then change the names, amounts, dates and the law to your own. None of these is legal advice, and a notice that starts proceedings is worth a lawyer reading first.
