Limited power of attorney, Hana Kirsch to Lukas Kirsch, sale of car
Limited power of attorney template for a single task
A limited power of attorney has to give someone exactly enough authority to finish one job and nothing more, with a start date, an end date and a way to cancel it. This two page example lets a woman working overseas authorise her brother to sell her car for at least $14,500, and it ends when the transfer is lodged.

How to adapt this document
First, for a property settlement or bank task, swap the vehicle strip for the property address or account, and list only the forms the attorney must sign for that task. Second, if the task may take longer, extend the end date rather than leaving it open, and add a monthly update by email so the principal stays informed. Third, before signing, ask the registry, bank or land office that will receive the power what form and witnessing they accept, because many have their own rules and will reject a document that does not meet them.
What makes this document work
The powers are a closed list
Clause 1 says the Attorney may do these things, and only these things, then lists six acts from advertising the car to cancelling its insurance. Clause 2 then names what is ruled out: less than $14,500, cash, another account, other property, borrowing, delegation. A buyer or registry can see the limits at a glance.
It ends on its own
Clause 3 ends the power on the earliest of three dates: the day the transfer is lodged, the day it is revoked, or Sunday 31 January 2027. A power of attorney that never lapses is a risk long after the car is sold, and this one cannot outlive the job it was made for.
The money can only go one place
The price may be received only by bank transfer into the Principal's account ending 4471, the car and keys are handed over only once funds have cleared, and clause 5 requires the transfer, buyer's name and bank receipt within 7 days. Those three steps protect the Principal even if the brother is careless.
Questions people ask
What is the difference between a limited and a general power of attorney?
A general power lets the attorney deal with all of the principal's financial affairs, usually until revoked. A limited or specific power covers one task or one asset for a set time, like selling this car. Choose limited whenever the job is defined, because it reduces what can go wrong.
Is a limited power of attorney the same as a lasting or enduring one?
No. A lasting or enduring power keeps working if the principal loses mental capacity and usually needs a prescribed form and registration. An ordinary limited power like this one generally ends if the principal loses capacity. For long term planning, use your country's lasting or enduring form instead.
Who should witness a power of attorney signed overseas?
Usually a notary public in the country where you sign, as the callout here suggests. The witness should not be the attorney or a relative. If the document will be used in another country, the receiving registry may ask for an apostille, which confirms the notary's signature under the Hague Apostille Convention.
Can I cancel a limited power of attorney before the end date?
Yes, in writing. This one is revoked by email to the attorney followed by a signed letter. Tell anyone who was dealing with the attorney, such as a buyer or the vehicle registry, because people who act in good faith without knowing of the revocation can usually still rely on it.
Does the attorney get paid?
Only if the document says so. This one says the attorney acts without payment and is repaid advertising costs up to $150 on receipts. Spelling it out avoids an argument later, especially between family members, about whether a fee or a share of the price was ever agreed.
Can I use a power of attorney to sign for my own benefit?
No. An attorney must act in the principal's interests and within the powers given. Buying the car himself, or selling it to a friend below value, would breach that duty even if the document did not mention it. If the attorney wants to buy, the principal should sell directly instead.

Rent increase notice template with the new amount and 60 days notice
A rent increase notice template tells a tenant the new rent and the date it starts, in writing, with at least the notice the law requires. In New South Wales that is 60 days, the notice must state the new amount rather than only the increase, and rent can go up only once in 12 months, so the notice has to show all three.
Breach notice template for unpaid rent with 14 days to remedy
A breach notice template tells a tenant which term of the tenancy agreement they have broken, what evidence shows it, what they must do to fix it and by when. In Western Australia a rent breach is notified on the prescribed Form 21, so this letter goes with that form and sets out the detail the form leaves to the landlord.
Affidavit template with numbered paragraphs, exhibits and a jurat
An affidavit is sworn evidence, so it has to identify the case, say who is giving the evidence, set out what they saw in numbered paragraphs, and end with a jurat signed in front of an authorised person. This two page example is an independent witness to a car park collision, with three photographs and documents marked as exhibits.
