Removalist agreement, job LB-4471

Removalist agreement template with an inventory and access terms

A removalist quote is built from an inventory and an access survey, so the agreement should carry both rather than a price alone. This one lists the job room by room, records what the crew found at each address, and prices the two things that blow out a move: waiting time and a truck that cannot park.

The inventory is the job
The table below is the inventory the estimate was built on, taken at the in home survey on 11 October 2026. The Customer checks it and tells the Remover in writing at least five days before the move about anything to add or remove, because the truck size and the crew are booked from it.

What the Remover does not carry
Cash, jewellery, documents, medicines, firearms, live plants, animals, food in an open container, paint, gas bottles, fuel and any other flammable or corrosive item. The Customer takes these itself. The Remover does not disconnect or reconnect a gas appliance, a dishwasher or an air conditioner, and does not dismantle a wall mounted item.
2. Access, parking and stairs
2.1
Access is the responsibility of the Customer
The Customer arranges legal parking for a 10 metre truck within 20 metres of each front door, books any lift and loading dock, and holds any council permit the street needs. Where the truck cannot park within 20 metres, the crew carries by hand and the time counts as working time at the hourly rate.

3.1
The estimate is an estimate
The job is charged on time actually taken, in 15 minute units, with a three hour minimum. The figure above is the honest estimate from the survey, and the final invoice may be higher or lower. The crew tells the Customer as soon as it believes the job will run more than one hour over the estimate, and the Customer may stop the job at that point and pay for the time used.
3.2
Deposit and payment
A deposit of $200 holds the date and comes off the final invoice. The balance is payable by card or transfer before the last item leaves the truck. The deposit is refunded in full where the Customer cancels more than seven days before the move, and kept where the Customer cancels inside seven days.
4. Care of goods, damage and claims
4.1
How the goods are handled
The crew blankets and straps furniture on the truck, shrink wraps upholstery, and protects floors and door frames at both addresses. Cartons packed by the Customer are carried as packed, and the Remover is not responsible for breakage inside a carton it did not pack unless the carton itself was mishandled.
This agreement does not include transit insurance
Transit cover is a separate policy the Customer buys, and the Remover can point to brokers who sell it. Without it, a claim is limited to what this agreement says. Cover bought after the truck is loaded is usually worthless.
4.2
Claims within seven days
Damage is noted on the run sheet at delivery where it is visible, and any claim is made in writing within seven days of delivery with photographs and the inventory line it relates to. The Remover acknowledges a claim within two business days and answers it within 15 business days. Where the Remover is responsible, it repairs the item, replaces it, or pays the reasonable cost of repair, whichever is lower.
4.3
Consumer guarantees are not excluded
The services come with guarantees under the Australian Consumer Law that cannot be excluded, including that they are provided with due care and skill. Nothing in clause 4 limits those guarantees. What clause 4 does is set out how a claim is made and how quickly it is answered.
5. General
5.1
Delays, subcontracting and the law that applies
Where weather, traffic, a breakdown or a road closure delays the move, the Remover tells the Customer as soon as it knows and the parties agree a new time, and neither party is in breach. The Remover may use a subcontract crew on this job and remains responsible for the work. It holds public liability insurance of $20 million and workers compensation as required by law. This agreement is governed by the law of New South Wales.

How to adapt this agreement

For an interstate move, replace the hourly charges table with a fixed price and a delivery window, and add a clause on storage in transit, because the common dispute on a long move is the gap between pick up and delivery rather than the hours on the day. For an office relocation, swap the room inventory for a floor and workstation count, add a clause on after hours access and lift bookings, and require a site induction, since a commercial building will not let a crew work without one. For a packing service, delete the carve out in clause 4.1 about cartons packed by the customer and add a packing rate per hour, because once the removalist packs the carton it owns what is inside it.

Which law the terms follow

Removalists are not licensed in most Australian states, so the protection a customer has comes from the Australian Consumer Law rather than a licensing regime. The guarantees of due care and skill and fitness for purpose apply to a service bought for under $100,000 and cannot be excluded, which is why clause 4.3 confirms them rather than trying to contract around them. Goods in transit insurance is a separate commercial product and is not required by law, so the agreement says plainly that it is not included. GST is added at 10 percent and shown on a tax invoice carrying the ABN of the removalist. The agreement is governed by the law of New South Wales.

What makes this document work

The inventory is the contract, not the quote

Five rooms, 48 cartons and 29 cubic metres, with the items named on each line. Clause 1.1 says the truck size and the crew were booked from that table and gives the customer five days to add or remove anything, which is the honest way to handle the wardrobe that appears on the day.

Access is recorded, not assumed

Six steps at the terrace, a narrow one way street, a 14 metre driveway and a low branch on the verge, each written down with what the customer has arranged against it. Clause 2.1 then says a truck that cannot park within 20 metres turns into hand carry at the hourly rate, so the risk has a price before anyone arrives.

The insurance callout says the uncomfortable thing

Transit cover is a separate policy the customer buys, and the callout says so plainly, including that cover bought after the truck is loaded is usually worthless. Clause 4.3 then confirms the consumer guarantees that cannot be excluded are not excluded, so the document is candid without overreaching.

Questions people ask

What should a removalist agreement include?

The two addresses and the date, an inventory the quote was built from, what the crew will not carry, who arranges parking, the hourly rate and the minimum, how waiting time is charged, what happens if the job runs over, how damage is claimed and by when, and what insurance is and is not included.

How are removalists usually charged in Australia?

By the hour for a crew and a truck, with a minimum and travel time added, or as a fixed price for an interstate move. This agreement uses $145 an hour for two crew and a truck, a three hour minimum, 15 minute units, and an hour of travel time, giving an estimate of $1,355.75 including GST.

Does a removalist agreement include insurance?

Usually not, and this one does not. The callout under clause 4 says transit cover is a separate policy the customer arranges. What the agreement gives instead is a claim process: damage noted at delivery, a written claim within seven days with photographs, acknowledged in two business days and answered within fifteen.

What happens if the crew cannot start on time?

Clause 2.2 charges waiting time at the hourly rate where the property is not ready, access is blocked or a key is missing, and lets the removalist leave and keep the deposit after 90 minutes. That clause exists because a crew standing in the street is the single most expensive thing in a moving day.

Can a removalist limit its liability for damage?

Only so far. Clause 4.3 says the services come with guarantees under the Australian Consumer Law that cannot be excluded, including due care and skill, and that nothing in the damage clause limits them. What the clause can lawfully do is set out how a claim is made and how quickly it is answered, which is what it does.

Who packs the cartons?

Here, the customer. Clause 4.1 says cartons packed by the customer are carried as packed, and that the removalist is not responsible for breakage inside a carton it did not pack unless the carton itself was mishandled. If the removalist packs, that carve out comes out of the agreement.
