A for sale flyer carries five facts, bedrooms and bathrooms, land size, the price guide, the inspection times and the agent, and the layout question is how much room is left for photos once those five are on the page. These three are for Marlow & Reid, a fictional agency dropping flyers to 600 neighbouring homes the week 14 Kestrel Court goes live.

What each layout is doing
The features design is the classic listing sheet: a bordered frame, the agency lockup with social icons, a two word hero beside a tall exterior photo, then a diagonal navy band holding four feature rows and the agent contact, with two diamond thumbnails labelled kitchen and garden. It is the one for the open home table. The editorial design is the softer sell, a serif masthead over a 53 character headline, two interior and garden photos, an inspect block with the times and the price guide, and three small cards for beds, land and school distance, which is the flyer for the window card at the office. The overview design is typographic only, four icon rows for the home’s features beside a price guide column, a stat reading 612 m² and two agent phone numbers, and it is the one that goes into 600 letterboxes.
How to adapt these
For an auction, replace the price guide with the auction date, time and place, and keep a guide if your state requires one on the listing, because a flyer that is quieter about price than the statutory listing invites a complaint. For a rental, the editorial layout adapts directly: the price guide becomes the weekly rent and the bond, and the inspection block becomes the single inspection time, since rentals are shown once. For a just sold flyer, keep the overview layout, replace the price guide with the result if the vendor agrees to publish it, and change the agent block into an appraisal offer, which is the whole point of the drop.
What makes these work
The price guide is a range on all three, never contact agent
$1.15M to $1.25M appears in the subtext of the features design, in the offer body of the editorial design, and as the overview design’s largest line after the address. A guide a buyer can act on is what gets people to an inspection, and price on application is what makes them assume the property is out of reach and skip it.
Four features at 22 characters is the honest maximum
The features design carries "4 bed, 2 bath, 2 car", "612 m² block", "North facing yard" and "Renovated kitchen", plus two labelled thumbnails for the kitchen and the garden. That is as much as a listing flyer can hold and stay readable at arm’s length, and it is why the fifth feature you want to add belongs in the body copy instead.
The overview design has no photos and is better for it
It is the neighbour drop, and the neighbours have already seen the house from the street and the photos on the board out front. So it spends the whole page on the four feature paragraphs, the price guide, the inspection callout and the agent, which is the information the sign cannot carry.
Questions people ask
What goes on a property for sale flyer?
Bedrooms, bathrooms and parking, the land size, the price guide, the inspection times, the agent and the agency, plus one or two things the photos cannot show such as orientation or the walk to school. These three carry all of that. The full inclusions list belongs in the contract, not on an A4 page.
Do I have to show a price?
The rules on price guides and underquoting vary by state and are enforced, so check your own before you print. Consumer Affairs Victoria publishes guidance on understanding property prices and underquoting, and other states have their own. As a practical matter, a range gets more people to an inspection than an invitation to ask.
How many photos should a listing flyer carry?
Between zero and three. The features design uses a hero plus two labelled thumbnails, the editorial design uses two, and the overview design uses none. More than three at A4 makes every photo too small to sell anything, and the ones that survive are the exterior, the kitchen and whichever room the property is actually being bought for.
Should the inspection times be on the flyer?
Yes, both of them, and in the same place on every version you print. These carry Saturday 11am and Wednesday 5:30pm on all three. A flyer that sends the reader to a portal to find the times loses the ones who were going to walk past on Saturday anyway, which for a neighbour drop is most of them.
Do I need the agent’s licence on the flyer?
Agency licensing and what must appear in advertising is set by each state’s regulator, so check yours. The overview design here prints a fictional licence number beside the agent’s name in the body copy, which is where a real one usually sits. The agency name and a contactable phone number are the minimum in every state.
What size works for the neighbour drop?
A4 portrait or A4 Landscape, both native for these three designs. DL is not one of the eight canvas sizes, so a DL drop means printing A4 and having it trimmed, and there is no bleed in the export for a printer to trim into. If your distributor takes A4, the overview design is the one to send.

The membership offer goes on the noticeboard with the August deal, first month half price, and both rates in print: full access $34 a week, off-peak $24 a week, no lock-in, pause any time. The programs sheet answers the question people actually ask, what will I do on a Tuesday, with three numbered paths. Landscaping is quoted on site, so a landscaping flyer sells proof and ends on a free visit rather than a price.
