This agreement is made on 3 November 2026 between Fred Alcott, trading as Fixit Fred Home Repairs, called the Handyman, and Margaret Dunlop of 14 Rosella Street, called the Client. It covers the job list below and any further work the Client asks for on the same terms.

Work that needs a licensed trade
The Handyman does not carry out electrical work, plumbing work, gas work, asbestos removal, roof work above a single storey, structural changes, or any building work over the value that requires a builder licence. If a job on the list turns out to need one of those, the Handyman stops, explains why, and gives the Client the name of a licensed trade rather than doing it anyway.
2. Time, rates and materials
2.1
How time is charged
Work is charged at $75 an hour with a minimum of two hours a visit, then in 30 minute units. Travel to and from the property is not charged. A trip to the hardware store during a visit is charged as time only where it is for this job and the Client is told before it is made.
2.2
Materials
Materials are bought by the Handyman and charged at cost plus 10 percent, with the receipts attached to the invoice. Anything over $150 is approved by the Client first. The Client may supply materials instead, in which case nothing is added, and the Handyman is not responsible for a fault in an item it did not choose.
2.3
Invoicing
The Handyman invoices at the end of each visit, listing the jobs done, the hours taken and the materials used. Payment is due within seven days by bank transfer. The Handyman is not registered for GST, so no GST is charged and none appears on the invoice.
3. On the day
3.1
Access and the house
Visits run between 8 am and 3 pm on weekdays, agreed by phone the week before. The Handyman does not hold a key, works only in the areas needed for the job, puts drop sheets under any indoor work, and cleans up and removes its own waste before leaving.
3.2
Cancelling a visit
Either side may move a visit by telling the other before 5 pm the day before, at no cost. A visit cancelled on the day is charged at one hour, unless it is cancelled because of illness or a family emergency.
4. Standard of work, insurance and general
4.1
Doing it properly
The work carries the consumer guarantees under the Australian Consumer Law, including that it is done with due care and skill and is fit for the purpose the Client explained. Anything that is not right is put right at no charge if the Client says so within 14 days of the visit.
4.2
Insurance and damage
The Handyman holds public liability cover of $10 million and gives the Client a certificate of currency on request. Damage caused by the Handyman is repaired or replaced at its cost. The Client tells the Handyman about anything fragile, unusual or known to be faulty before work starts on it.
4.3
Ending it and whole agreement
Either side may end this agreement at any time by telling the other, and the Client pays for the work already done and the materials already bought. This agreement and the job list are the whole agreement, and a change to either is agreed by text message or email before the work is done.

How to adapt this agreement

For a property manager rather than a homeowner, add a clause naming who can authorise work and a dollar limit they can approve without the landlord, and replace the single job list with a recurring work order process. For a strata or commercial site, add site induction, insurance certificates to be lodged before the first visit, and a rule about working hours around tenants. For a handyman who is registered for GST, change the invoicing clause to add GST as a separate line, show the ABN on every invoice, and restate the rate as exclusive of GST so the job list figures still add up.

Who this is for

A sole trader who works from a list rather than a quote, and a client who wants one person to work through a backlog of small jobs. It suits retirees, landlords with a tenanted property and small offices, where the work is a mix of repairs that are each too small to quote but add up to a day or two. It is not the right document for a renovation, where a fixed price and a stage schedule are fairer to both sides, and it is deliberately not the right document for anything that needs a licence, which clause 1.2 pushes straight out to the trade that holds one.
