1. The grounds and the visit
1.1
What is maintained
The common property lawns at 6 Jacaranda Avenue, about 900 square metres across the front verge, the central courtyard and the rear drying area, with the garden bed edges that adjoin them. Lot owners' courtyards behind their own fences are not included.
1.2
What a visit includes
Mow all lawn areas, edge every path, driveway and bed line, whipper snip around the bin store and letterbox posts, and blow all hard surfaces clear. Clippings are mulched back into the lawn where growth allows; where it does not, they are removed to a licensed green waste facility at no extra charge, and the Body Corporate's bins are not used.

Visits are fortnightly through the growing season and monthly through winter, on a Wednesday between 7 am and 3 pm. The schedule below is the whole year, and the amounts are exclusive of GST.

Invoicing and extra work
The Contractor invoices monthly in arrears for the visits actually made, listing each date, and payment is due 14 days later. A visit that does not happen is not invoiced. Hedging, pruning, mulching and storm clean up are quoted first, or charged at $65 an hour plus GST in 15 minute units if the committee asks for them on the day.
3. Weather and access
3.1
Wet days carry over
If the lawn is too wet to cut without tearing, the visit moves to the next fine day within seven days and the cycle continues from the original date, so a wet fortnight does not push the whole year back. If two consecutive visits are lost to weather, the Contractor writes to the committee with a plan.
3.2
Gates, dogs and parking
The Body Corporate keeps the side gate unlocked on service days and tells residents that dogs must be inside between 7 am and 3 pm. An area with a loose dog is skipped, noted on the invoice, and not made up free of charge. The Contractor parks on the verge and does not block the bin store.
4. Standard of work, safety and insurance

The services carry the guarantees under the Australian Consumer Law that cannot be excluded, including due care and skill. A missed area reported within three days of a visit is cut at no charge within two business days.

5.1
Term, notice and price review
This agreement starts on 1 October 2026, runs for 12 months and then continues until either party ends it on 14 days written notice, with any scheduled visit inside that period still completed. The rate may rise once a year by no more than the annual change in the Brisbane Consumer Price Index, on 30 days written notice.
5.2
Changes, law and whole agreement
A change to the schedule or the rate takes effect only when both parties agree it in writing, including by email. This agreement is governed by the law of Queensland and replaces the quotation dated 4 September 2026.

How to adapt this agreement

For a single house rather than a strata complex, drop the body corporate wording, name the owner, and cut the schedule to one frequency with a single yearly figure. For a commercial site with garden beds, add rows for hedging, weeding and mulching with their own frequencies, and move the hourly rate up into the main table so nothing is quoted twice. For a council or school ground, add a clause requiring the contractor to hold a current working with children check and to work only outside the hours children are on the grounds, and keep the wet weather rule exactly as it is.

Which law the terms follow

Consumer guarantees under the Australian Consumer Law apply to the services and cannot be excluded, which is why clause 4.1 states them rather than trying to limit liability. Safety duties come from the Work Health and Safety Act 2011 in Queensland, and clause 4.2 turns them into two concrete rules: eye and ear protection, and no machine within ten metres of a resident.
