How to adapt this agreement
For a single house rather than a strata complex, drop the body corporate wording, name the owner, and cut the schedule to one frequency with a single yearly figure. For a commercial site with garden beds, add rows for hedging, weeding and mulching with their own frequencies, and move the hourly rate up into the main table so nothing is quoted twice. For a council or school ground, add a clause requiring the contractor to hold a current working with children check and to work only outside the hours children are on the grounds, and keep the wet weather rule exactly as it is.
Which law the terms follow
Consumer guarantees under the Australian Consumer Law apply to the services and cannot be excluded, which is why clause 4.1 states them rather than trying to limit liability. Safety duties come from the Work Health and Safety Act 2011 in Queensland, and clause 4.2 turns them into two concrete rules: eye and ear protection, and no machine within ten metres of a resident. Amounts are exclusive of GST at 10 percent, shown separately on a tax invoice with the contractor's ABN. Grounds maintenance is not construction work, so no security of payment legislation applies and payment is a plain 14 day term.

Wet weather has a rule, not a conversation
Clause 3.1 moves a rained out visit to the next fine day inside seven days and keeps the cycle running from the original date, so one wet fortnight does not shift every later visit and quietly cost a visit.
A loose dog costs the client, not the contractor
Clause 3.2 says an area with a dog in it is skipped, noted on the invoice and not made up free. That single sentence settles the most common argument on a residential mowing round.

How often should a strata lawn be mowed?
In most of Australia, fortnightly through the growing season and monthly through winter, which is exactly what this agreement schedules across 19 visits. A fixed year round frequency either wastes visits in July or lets the grass get away in January, and both cost somebody money.
What happens if it rains on the mowing day?
Under clause 3.1 the visit moves to the next fine day within seven days and the fortnightly cycle continues from the original date. If two visits in a row are lost to weather, the contractor has to write to the committee with a plan.
Who removes the grass clippings?
The contractor. Clippings are mulched back into the lawn where the growth allows, and otherwise removed to a licensed green waste facility at no extra charge. The agreement specifically says the body corporate's own bins are not used, which is what stops a bin overflowing before collection day.
Can a mowing contractor raise its rate?
Once a year, and only by the annual change in the Brisbane Consumer Price Index, on 30 days written notice. Tying a rise to a published index rather than to a percentage the contractor picks is what makes the clause worth signing.
