Notice to vacate signature
A notice to vacate signature needs two marks: the tenant giving the notice and the agent acknowledging the day it arrived. This one page notice for 2/14 Marlow Street shows the tenant signing first with her forwarding address typed in, the agent acknowledging second behind a one-time code, and what the thirty day envelope expiry means for a notice nobody acts on.

The signing journey
Step 1
Tenant first, by design
Sign in order is on with the tenant first, because an acknowledgement of receipt cannot precede the notice. Four fields cover the page: the tenant's forwarding address, signature and date, and the agent's block.
Step 2
The forwarding address is typed at signing
Mia types the address the bond claim and final condition report should go to, signs, and her date of notice stamps itself as Sep 2, 2026. The agent's invitation is generated only now.
Step 3
The agency link needs a code
The agent's link opens the verification card and emails a six digit code to the agency address, so a notice acknowledgement cannot come from a forwarded link. Dana enters the code, types the agency name in the Company line, and signs the RECEIVED block.
Step 4
The received date is the record
The Date line in the agent's block stamps the day she acknowledged, which is the date the notice period runs from in the agency's records. Both parties and the sender receive the certified notice, and the certificate logs thirteen events including the code challenge and verification.
When nobody signs: expiry after thirty days
Every envelope expires thirty days after creation, and nothing in the app can shorten or extend that. A nightly sweep marks outstanding recipients and the envelope expired, and from then on the link answers with This signing request has expired. For a notice to vacate that deadline is a feature: a notice that sat unacknowledged for a month should be reissued with a fresh date rather than quietly completed late. The sender can also withdraw earlier, which kills the link with a withdrawn message instead.
What the signed notice and certificate show
The completed page carries the tenant's signature and stamped date, the typed forwarding address, and the agent's block with RECEIVED FOR HARBORVIEW PROPERTY GROUP printed above her name, the company line and the stamped date. The certificate shows the tenant verified by email link and the agent by emailed one-time code, over the full event log.
How to adapt this envelope
A notice from the landlord to the tenant flips the recipients and keeps the shape. Where two co-tenants give notice together, both join as signers before the agent. The vacate date itself stays inside the document text; the envelope's stamps record when the notice was signed and received, not when the tenancy ends.
What makes this signing flow work
The received date is stamped, not disputed
The whole argument a vacate notice generates is when it was received. Here the acknowledgement date prints from the agent's actual submission and repeats in the certificate to the second, in UTC, inside a verified hash chain.
The tenant goes first, enforced
With order on, the agent's link does not exist until the tenant's signature lands, so the acknowledgement can never predate the notice. The sequence that matters legally is the sequence the envelope physically enforces.
The code keeps the acknowledgement in the agency
Anyone holding a forwarded copy of the agent's email still faces the challenge card, and the code goes only to the agency mailbox. Five wrong attempts locks the recipient for fifteen minutes and the failures are logged.
Questions people ask
Can the envelope's expiry be extended?
No. Thirty days from creation is fixed for every envelope, and there is no field in the app that changes it. If a notice is still unacknowledged near the deadline, resend to refresh the link, or reissue the notice fresh so its dates stay honest.
What does an expired link show?
A plain page saying This signing request has expired, with nothing about the document exposed. The trail gains an expired event from the nightly sweep, and the envelope's status page shows the expired state to the sender.
Why does the agent need a code but not the tenant?
The tenant initiated this notice, so her emailed link is sufficient. The acknowledgement is the contested half, and the one-time code ensures it can only be given by someone who can read the agency mailbox at that moment, not by anyone holding a forwarded link.
Is the vacate date calculated by the app?
No. The vacate date is part of the document's own text, typed when the notice was written, twenty eight days out in this example. The envelope contributes the stamped signing and acknowledgement dates that prove when the notice moved.
Can the tenant withdraw the notice after signing?
Not through the envelope; a signed notice is a record, and unsending it is a conversation with the agency. The sender can void the envelope before completion, which the statement of work example shows in full, but the tenancy consequences of a withdrawn notice are between the parties.
Is an electronically signed notice valid?
The record is strong: who signed, who acknowledged, both instants, the verification used and a hash chain over it all. Whether your state requires a prescribed form or particular service method for vacate notices is a tenancy law question worth checking against the local authority.
