Real estate listing video example

This real estate listing video example presents a two bedroom flat in Lisbon's Campo de Ourique in Portuguese, landscape for portals and YouTube, with the script, gloss and seconds below. Six photos carry the rooms, the facts sit in one stat grid instead of a paragraph, the price counts up as its own scene, and the close is the agent's contact card with the licence number spoken.

The script, glossed

The bumper opens on the agency wordmark, Lopes Imobiliária, Campo de Ourique. Scene 2 pans the building at dusk under "T2 em Campo de Ourique" with an À VENDA badge (for sale). Scene 3 is a three photo gallery, "sala, cozinha, varanda" (living room, kitchen, balcony). Scene 4 is the stat grid: 84 m² of usable area, third floor with a lift, two bedrooms with light. Scene 5 returns to the bedroom, "luz de manhã, silêncio à noite" (morning light, quiet at night). Scene 6 zooms the map to Lisbon, ten minutes from the centre. Scene 7 counts the price up, 495 000 euros. Scene 8 is the contact card, and the narration says "Marta Lopes, AMI um dois três quatro cinco."

Facts as a grid, price as a scene

Listing copy usually buries the three facts a buyer filters on inside a paragraph of adjectives. Scene 4 replaces the paragraph with three counting tiles, area, floor and lift, bedrooms, each with a short label, readable in a single glance. The price then gets a scene of its own, a monumental numeral counting up to 495 000 with the essentials repeated in the context line. Separating facts from feeling is what makes a listing video rewatchable: the photos sell the light, the grid and the price scene answer the spreadsheet questions without making the viewer hunt.

The licence line, and which Portuguese this is

Portuguese estate agents advertise under an AMI licence number, and this video says the fictional one out loud in the contact scene, the audio equivalent of printing it on the board. Two honesty notes for anyone copying this. First, the photos here are generated interiors for a fictional flat; a real listing must show the real rooms. Second, the configured voice is the warm female voice from the pt-BR locale, which is Brazilian Portuguese; a European Portuguese locale is not among the mapped director voices, so a Lisbon agency should listen to the Brazilian voice on its own material, or search the builder's full voice catalogue, before shipping.

What makes this video work

The facts survive a glance

Scene 4 compresses area, floor, lift and bedrooms into three counting tiles. A buyer scrubbing the video on a portal still catches the numbers, which is exactly how listing videos get watched.

The price is not hidden

Scene 7 gives 495 000 a full scene with a count up numeral. Listings that withhold the price collect curiosity clicks; one that states it collects buyers, and the video filters as it sells.

The licence is spoken

The contact close names the agent and says the AMI number in the narration. Compliance is delivered as part of the sign off rather than stamped on as a disclaimer.

Questions people ask

Which Portuguese does the voice speak?

The mapped locale is pt-BR, Brazilian Portuguese, configured here as the warm female voice. European Portuguese is not one of the mapped director locales, so the page says so plainly: listen to the voice on your own script, or search the full Google catalogue in the builder for an alternative.

Can I use my own property photos?

You must, for a real listing. The generator takes up to eight images and the director places them by shape, wide rooms into panning scenes, tall shots into cards. This example uses generated interiors because the flat is fictional, which is also why it can show ideal light.

Can the map show the street?

No, the map marks city points, so scene 6 zooms to Lisbon and the neighbourhood lives in the headline text. For property that is arguably right anyway: the exact address belongs on the portal listing and in the enquiry reply, not baked into a shareable video.

Does a 30 second video cost a credit to export?

An export is free when the video is 30 seconds or shorter and needs no new narration; longer than that, or with fresh narration to synthesise, it costs one credit, and each synthesised clip is a credit. A re-export of unchanged content reuses the rendered file at no new cost.

Can I cut a vertical version for Reels?

Yes, switch the format in the builder and the same eight scenes reflow to 9:16, with your per format edits kept separately. For property marketing the usual split is landscape on the portal, your site and YouTube, and the vertical cut on Instagram and TikTok, all from one build.

Do I need the licence number in the ad?

In Portugal, advertising by mediators runs under their AMI licence and buyers are taught to look for it; the regulator IMPIC maintains the register. Whatever your market's equivalent is, the contact scene is the natural place to carry it, spoken and printed.
