Urgent and non urgent repairs, and who pays

Every Australian state defines a short list of urgent repairs in its tenancy law, burst water services, gas leaks, dangerous electrical faults, flooding, a failed hot water service among them, and puts them on a faster clock than everything else. Victoria requires urgent repairs immediately and non urgent ones within 14 days of a written request; other states use their own timeframes and Queensland splits emergency from routine. In several states a tenant who cannot reach the manager can arrange an urgent repair themselves up to a capped amount and be reimbursed. The intro line, ring first then submit, exists because a form should never be the fastest channel for a gas leak.

How to adapt this form

A strata committee version points the address field at lot and common property details and adds a question about whether the fault affects other lots, which changes who pays. A body corporate common area form drops the access permission entirely, since nobody needs to enter a private home to fix a lobby light. A private landlord with one property can delete the address block, hardcode the property in the heading, and keep everything else, the urgent list, the photo, the access question, because those are the parts that save the second visit.

The statutory list sits as a paragraph directly above is this an urgent repair, so the tenant answers against the actual definition instead of their own sense of urgency. Yes means it is on the list, and not sure is allowed, which keeps the honest middle from guessing.

The access answer books the job

Three options, office key, told the day before, or I must be there, map to three different booking flows, and the third one triggers the two-times offer promised on the thank-you screen. No tradesperson gets booked before this answer exists, so the form refuses to leave it blank.

The required photo asks for the model plate

The photo field is required and its caption, the one classic field caption that renders, tells appliance reporters to include the model plate. That single instruction is what lets the right part ride in the van on the first visit.

Can a tenant arrange an urgent repair themselves?

In several states, yes, up to a capped amount and with reimbursement, when the manager cannot be reached first. The caps and conditions differ by state, which is why the form's intro says to ring the office first: the phone call is both faster and what keeps the reimbursement conversation simple.

How fast must non urgent repairs be done?

Within a reasonable time everywhere, and within specific windows in some states, Victoria sets 14 days from a written request. The welcome screen here promises seven, because an agency that beats the statutory clock on paper should say so where tenants can read it.

Does the photo reach the tradesperson?

The response PDF carries the photo inline with the answers, and the agency forwards it when booking the job. A plumber who has seen the fault and the model plate before knocking brings the right part, which is the difference between one visit and two, and the reason the photo is required.

Why does the form ask about entering when nobody is home?

Because entry needs consent or notice under tenancy law, and the booking stalls until that answer exists. The three options cover the office key, entry with a day's warning, and no entry without the tenant, and the thank-you screen promises two offered times when the answer is the third.

Why ask about pets?

It is the tradesperson's first question. A dog in the yard changes whether the side gate can be used, whether a key visit is safe, and sometimes whether the job happens at all that day. One short field answers it before it is asked, in the tenant's own words.
