Open house flyer
One Saturday in Carlton, two homes, three flyers from Halloran Property. The listing sheet for 41 Cardigan Street goes in the front window and into buyers hands at 11am, with four facts under the photo: 4 bedrooms, 2 bathrooms, rear parking, 312 sqm block. The second sheet sends them to 9 Drummond Street at 12pm, four streets away, with the rates, the 2023 roof and a price guide of $1.15M to $1.25M. The third tells them what to bring so an offer can be made the same afternoon.
The 3 designs
The same business laid out three ways, on three templates and three colour themes. Every price, name and time on these was written for this example, so you can judge the layouts on real content rather than placeholder text.

What makes these work
The inspection time is unmissable
Saturday 11 to 11.30am appears twice on the Cardigan Street sheet, in the intro and in the footer, because a buyer who loses the time loses the inspection. The Drummond Street sheet does the same with 12.00 to 12.30pm and adds straight after Cardigan Street, so the two inspections read as one trip. The offer deadline, Tuesday at 5pm, sits on the same sheet.
Four facts, not forty
Beds, baths, parking and land size. Everything else belongs in the listing, not on a sheet someone reads standing on a footpath. The one exception is the price guide on the Drummond Street sheet, and it is there because in Victoria an agent has to give buyers an indicative selling price in a Statement of Information, so printing the range is the honest version of what the agent already hands over.
The three sheets move one buyer along
Sheet one holds them at the door, sheet two fills the next inspection half an hour later, and sheet three removes the reason an offer waits until Monday. It says why: the agent has the contract, the building report and the section 32 on the day, and a buyer with a pre-approval letter shows the seller they are serious.
Questions people ask
What goes on an open house flyer?
The address, the inspection day and time, the headline features, one strong photo and a phone number someone answers on a Saturday. The Cardigan Street sheet here carries four facts under the photo, 4 bedrooms, 2 bathrooms, rear parking and a 312 sqm block, and prints the 11 to 11.30am inspection twice, once in the intro and again in the footer.
Should I put the price on it?
You can, and in Victoria a printed price has to be a single figure or a range of no more than 10 per cent, never below the agent's estimated selling price. The Drummond Street sheet prints its guide, $1.15M to $1.25M, beside the rates and the 2023 roof. The Cardigan Street sheet leaves price off and leads with the inspection time instead.
How many photos should it have?
One hero shot and a couple of supporting interiors is plenty for a single page. The Cardigan Street sheet runs a main photo with a kitchen and a bedroom beneath it, and the Drummond Street sheet also carries three photos, so a buyer holding both after the second inspection can compare the two homes room by room.
Can I reuse it for the next listing?
Yes. Replace the photos, the address and the four facts, and the layout holds. For a morning like this one, with two homes open half an hour apart, add the second property as a page From Library at the same size and pick the same design, so both sheets share a look and export together as one PDF.
How should the inspection times be laid out?
As their own block, not inside a paragraph. The inspection design does this, which is why it works as the version handed out at the door. A buyer scanning three flyers on a Saturday is looking for a day and a time, and a time inside a sentence about the kitchen is a time nobody finds.
What size suits a window card at the agency?
A4 portrait, which is what all three designs are. If the window display takes a landscape card, A4 Landscape is native for each of them, so add a page at that size and the wide version of the design is used rather than the portrait one being squashed.

Property for sale flyer for a four bedroom family home
A for sale flyer carries five facts, bedrooms and bathrooms, land size, the price guide, the inspection times and the agent, and the layout question is how much room is left for photos once those five are on the page. These three are for Marlow & Reid, a fictional agency dropping flyers to 600 neighbouring homes the week 14 Kestrel Court goes live.
Plumber flyer for a licensed local plumbing business
A plumber’s flyer is read at the moment something is leaking, so the reader is deciding whether to trust a stranger in the next ten minutes. These three are for Pipewright Plumbing, a fictional two van business that letterboxes 5,000 homes a quarter, and every one prints the licence number, the insurance cover and a call-out price rather than asking the reader to call for a quote.
Landscaping flyer for a garden design and build company
Landscaping is quoted on site, so a landscaping flyer sells proof and ends on a free visit rather than a price. These three are for Greenmark Landscapes, a fictional company that has built 340 residential gardens across three suburbs in twelve years, and they show three kinds of proof: the numbers, one garden’s transformation, and a photograph with a sentence.
