Harbour and Vale Realty: 14 Banksia Crescent

Real estate listing presentation that wins the vendor

A real estate listing presentation has to convince a vendor of three things before they sign: this agent sells homes like theirs quickly and close to the asking price, the price advice comes from real comparable sales, and the campaign has a date and a cost they can see. Harbour and Vale Realty, an invented Victorian agency, pitches to sell a three bedroom house in ten slides that do exactly that.

Slide by slide

Slide one puts the vendors' address and names on the cover. Slide two argues for listing this spring from local numbers: eleven three bedroom sales since July and only four on the market. Slide three is the agent's results. Slide four is the comparable sales table. Slide five is the indicative price range. Slide six is the four week campaign. Slide seven is the marketing package. Slide eight walks through auction day, from registration to contracts and the deposit. Slide nine is a recent vendor's quote. Slide ten gives every contact and the date to sign the listing authority by.

How to adapt this deck

A private sale rather than an auction should replace the auction day slide with how offers are handled: the deadline, how buyers are told, and what happens to a conditional offer. An agent in another state should rebuild the price slide around that state's rules on quoting a price, because they differ. A listing for an apartment should add a slide on owners corporation fees and building reports, which are the first questions apartment buyers ask, and use comparable sales from the same building where they exist.

What Victorian rules require

Consumer Affairs Victoria says an agent's estimated selling price must be reasonable and must take into account the three most comparable sales, and an advertised price range cannot be more than 10 percent wide. From 1 October 2026 the Property Price Statement replaced the Statement of Information, and for auctions held from 16 October 2026 the agent must publish the seller's reserve price at least seven days before the auction. There is no cooling off period for a property bought at auction, and any bid the auctioneer makes for the seller must be announced. Slides four, five, six and eight are built around those rules.

What makes this deck work

Results a vendor can compare

Slide three gives the agent's 48 sales this year, 24 average days on market against a suburb average of 37, and 98 percent of the asking price. Those are the three numbers vendors put side by side when they interview two or three agents, so they come before any marketing talk.

The price comes from the table

Slide four lists three sales within a kilometre: 1,105,000, 1,140,000 and 1,190,000 dollars. Slide five sets the range at 1.12 to 1.18 million, between the smaller and larger blocks, and the top is 5.4 percent above the bottom, inside the 10 percent limit for an advertised range.

Every date and dollar is written down

Slide six runs from a Thursday listing to a Saturday auction four weeks later, with the reserve published seven days out. Slide seven lists five marketing costs that add to 6,550 dollars, so the vendor knows what they pay before commission is discussed.

Questions people ask

What should a real estate listing presentation include?

Why now in the vendor's own suburb, the agent's recent results, comparable sales, the price range and how it was set, the campaign week by week, the marketing cost line by line, how the sale method works and how to reach the agent. This example covers each in ten slides.

How many comparable sales should I show a vendor?

Three is the useful number: one a little below the home, one close and one above. In Victoria the estimate must take into account the three most comparable sales, so showing those three on a slide also shows the vendor how the price advice was reached.

Should the listing presentation show commission?

Show the marketing costs on a slide, because they are fixed and easy to compare. Commission is usually discussed in the meeting and confirmed in the listing authority. If you do put it on a slide, state whether it includes GST and when it is payable.

How do I explain the reserve price to a vendor?

Explain that the reserve is the lowest price they will accept at auction, that they set it, and when it is needed. In Victoria, for auctions from 16 October 2026 the agent must publish the reserve at least seven days before the auction, so it belongs on the campaign timeline.

What makes a vendor choose one agent over another?

Usually evidence and clarity rather than the highest price estimate: recent sales nearby, days on market, sale prices against the asking price, a campaign with dates, and costs in writing. A presentation that answers those before the vendor asks makes the choice easier.

Can I leave a printed copy with the vendors?

Yes. Export the deck to PDF, which is free on every plan, print it, or email it after the meeting. The PDF renders from the saved version of the deck, so save your last edits to the address, dates and price range before exporting.
